Revamping Old Street Works: A Major Reinvention for London Office Space

The Old Street Works, located on City Road, is currently undergoing a significant transformation, courtesy of a substantial £14.9m repositioning initiative facilitated by GRE Finance. This complex covers 34,000 sq ft spread across three interconnected buildings, offering office spaces on the first to fourth floors and retail spaces on the ground and basement levels. At present, the buildings are occupied by 10 tenants, with an occupancy rate of 78%.

The substantial two-year loan is secured by the freehold of the buildings and has been allocated for the rejuvenation of the unoccupied units. This revitalization plan encompasses a comprehensive overhaul involving enhanced lighting, upgraded flooring, and other aesthetic enhancements.

Emphasising the significance of this project, Clare Grimes, associate director at GRE Finance, underlined the allure of properties like Old Street Works due to their prime locations and strong potential for added value. Grimes also expressed specific interest in opportunities to increase the property’s value through effective planning strategies.

Arc & Co. has successfully structured an £18.7m funding deal in an effort to refinance commercial assets. Additionally, Investec has contributed £13.7m to support a net-zero carbon office project. These developments reflect the growing trends in the real estate and finance sectors as they increasingly focus on sustainable and environmentally friendly initiatives.

Providing insights into this collaboration, Nicholas Kelliher, transaction lead at Riverside Capital, emphasised the importance of forming partnerships with lenders who recognise the untapped growth prospects in the London office sector. Kelliher further highlighted that such collaborations are aligned with Riverside Capital’s overarching strategy to stabilise their property portfolio and consistently deliver top-tier products as the industry gradually shifts towards recovery.
